The Sullivan Project

The Sullivan Project was a complete transformation of how this home looks, functions, and feels—from the street to the backyard. By replacing the concrete driveway and walkways with brick pavers and pairing them with cohesive landscaping, the home gained instant curb appeal and long-term durability. Strategic turf inlays solved ongoing planting challenges while expanding usable patio space. At night, integrated landscape and path lighting bring the entire property to life while enhancing safety and security.

This project focused on elevating both hardscape and landscape to create a polished, welcoming exterior with year-round beauty. The existing concrete driveway and sidewalks were removed and replaced with a three-piece pattern brick paver system that immediately upgraded the home’s appearance and durability.

The renovation extended seamlessly from the driveway to the front door and through the side yard walkway leading to the backyard. To complete the entry experience, the front porch tile was replaced with a neutral, earth-tone natural stone that ties together the new pavers and the home’s existing architecture.

The primary goal for the Sullivan Project was dramatic curb appeal, and landscaping played the starring role. The front yard was redesigned with layered plantings, strong focal points, and custom pottery urns that anchor the space and guide the eye toward the entry.

In the backyard, planting areas were thoughtfully balanced with hardscape and turf to maximize function while maintaining a clean, refined look throughout the property.

Patio turf inlays

One of the most unique elements of this project was the turf inlays installed between the separate patio areas in the backyard.

Previously, planting beds occupied these spaces but struggled to thrive year-round. By replacing them with turf, we created:

  • A consistently green, low-maintenance surface.

  • Expanded usable patio space.

  • Flexibility for additional space & functionality for outdoor furniture.

  • A cleaner visual connection between outdoor living areas.

This solution improved both the functionality and longevity of the space.

Outdoor & landscape lighting

After dark, the Sullivan Project truly comes alive. Carefully placed landscape and path lighting highlights plant textures, walkways, and architectural features throughout the property. Beyond aesthetics, the lighting adds a meaningful layer of safety and security—making the home feel welcoming and protected at all hours.

Drainage & irrigation infrastructure

A critical part of the Sullivan Project was rebuilding the irrigation and drainage systems to support the new landscape design and protect the property long-term. With major changes to planting areas, turf inlays, and hardscape, the existing systems were no longer sufficient or properly aligned with how the yard now functions.

Irrigation Updates

The entire irrigation system was redesigned to accommodate the updated landscape layout. Zones were adjusted to deliver the right amount of water to landscape beds and lawn areas, ensuring healthier growth, improved efficiency, and reduced water waste. The result is a system that supports the landscape without overwatering or creating runoff issues.

Drainage system

To address water management across the property, we installed a comprehensive drainage solution that captures and redirects water safely away from the home. This system collects:

  • Pool overflow

  • Gutter downspouts

  • Multiple low areas in the backyard with catch basins

Water is captured and transported underground using commercial-grade PVC piping, ultimately discharging to the street. This approach prevents standing water, protects hardscape and landscaping investments, and ensures the property performs just as well during heavy rain as it does on dry days.

Together, the upgraded irrigation and drainage systems provide the unseen foundation that allows the Sullivan Project to remain functional and worry-free for years to come.
